West Point is a detached property on a 1.1-acre site built in the late 1980’s in the rural village of Hawksworth 12 miles west of Leeds. The property was purchased by the client in August 2018 with the view to redevelop and use as their primary family home.

Halliday Clark were commissioned in a traditional role for all RIBA Stages 0-7 for the complete re-model and extension of the large dwelling in Leeds. The overall concept of the proposal is to reuse a solidly built dwelling and bring it up to modern day standards as a sensitive modern dwelling to suit the clients family needs.

The concept involved a series of technical improvements to the airtightness, energy efficiency and insulation standards, thus reducing running costs and in turn impacts upon the environment.

The project was for a full redevelopment of the site, keeping the existing building but with extensions and a total internal reconfiguration. The resulting design left only the external walls, staircase and upstairs bathroom intact.

The existing layout was of its time in the 80’s/ 90’s and consisted of numerous separate rooms including large livings areas and a small kitchen with separate formal dining room.

The objective was to transform the house to a layout more suited to modern living, opening up spaces with more emphasis on the kitchen as the heart of the home.

The garage was extended by adding a first floor and roof space extension to provide guest accommodation and a TV room. The garage was connected to the house via a new double height glass extension with mezzanine walkway.
